The italian agritourism paradox

The defining line between passive real estate ownership and a high-margin business.

Two agritourism properties in the same area, with the same landscape and the same square footage, can produce revenues that differ by as much as 60%. The variable is not the location. It is the management.

The 2024 ISTAT data depict a 1.93 billion euro sector, with an average annual growth of 5.3% over the past decade. The average value generated by an Italian agritourism property is approximately €73,000 per year.

But that average conceals everything that matters: around it, the dispersion is enormous. The reason is not the quality of the walls. It is the way the property is managed:

- revenue strategy & management;

- average length of stay (currently 3.6 nights);

- the mix of accommodation, dining, and tasting experiences;

- the ability to attract international clientele, which accounts for 54.8% of arrivals and operates on global pricing.

An agritourism property is not simply real estate with a view. It is a hospitality business with broader purposes than mere accommodation.

Those who treat it as a real estate asset receive the yield of a real estate asset. Those who treat it as a managed asset class achieve the margins of the hospitality industry. The difference between the two is not measured in hectares. It is measured in management.
